I’ll be honest – when I first heard the name Subtropic City, I wasn’t sure what to expect. The address on Sherif Khimshiashvili Street initially threw me off too, because you’re basically looking for a residential building rather than a traditional hotel entrance. But here’s the thing about Batumi – some of the best places are tucked away in these converted apartment buildings, and this four-star spot is no exception. You’ll need to find Entrance 10 specifically (there are multiple entrances to the building), then head up to the third floor. I actually walked past it twice on my first visit because I was expecting something more obvious, but once you figure out the system, it’s pretty straightforward.

What really struck me about this place is how they’ve managed to create something that feels genuinely local yet polished at the same time. The location puts you right in the heart of things – you’re close enough to the Boulevard and the beach that you can hear the faint sound of waves if you listen carefully, but far enough from the main tourist drag that you won’t be dealing with late-night party noise. I mean, Batumi can get pretty lively during peak season, so that balance is actually harder to find than you’d think. The neighborhood itself has this lived-in feel where you’ll see locals going about their daily routines, which honestly made my stay feel more authentic than some of the bigger beachfront places.

The apartment setup works really well – it’s got that residential comfort but with proper hotel-level cleanliness and service. You know what I appreciated most? The little details that show someone actually thought about what travelers need. The Wi-Fi is solid (tested it for work calls), there’s proper storage space for longer stays, and the kitchen setup is functional if you want to grab some fresh produce from the local markets. The 9.6 rating makes complete sense once you’re there – it’s one of those places that just works without any major hassles. Check-in was smooth, though I’d recommend messaging ahead about your arrival time since it’s not a 24/7 front desk situation. The value is pretty incredible too, especially considering you’re getting four-star quality in a city where decent accommodation can actually be surprisingly pricey during summer months. If you’re the type who likes having a proper base to explore from rather than just a place to crash, this hits that sweet spot perfectly.

  The apartment is clean, comfortable, and has everything you need for a short stay. The location is very convenient — right in front of McDonald’s, with malls and restaurants nearby, and just a 5-minute walk to the sea. There is an elevator, and the terrace even offers a partial sea view. Inside, you’ll find useful amenities such as dishes, a hairdryer, air conditioning, and linen. The overall quality-to-price ratio is good.
  
  What could be improved: There are some downsides. The windows are poorly insulated, so street noise can be quite loud, which might be a problem for light sleepers. For four guests, only one key was provided, which made it difficult to coordinate since the key is required for both the entrance and the elevator. In addition, toilet paper wasn’t stocked, and the absence of a vacuum cleaner made cleaning during the stay less convenient.

  Отличное расположение, в центре нового Батуми, вторая линия от моря. Рядом множество кафе и ресторанов, остановка автобуса, В квартире чисто и есть всё для комфортного проживания: кондиционер, фен, посуда, полотенца для ванны и пляжа. Хозяйка даже заранее заняла нам парковочное место во дворе, за что ей отдельное спасибо!

  Супер гостеприимная хозяйка, была на связи 24/7 и самое главное, заселение было ранним утром и выселение в три часа ночи. Для поздних рейсов просто находка! Очень всё понравилось. Местоположение 10 звёзд. Такси от аэропорта максимум 10 лари, по городу 4-5 лари

  Очень хорошая комфортная квартира, есть все для проживания и даже полотенца для пляжа! Хозяева были очень добры, разрешили пожить еще пол дня, т.к. наш вылет был рано утром. Спасибо вам огромное!
