The location on Sherif Khimshiashvili Street is actually pretty smart – you’re close enough to hear the waves when you open the balcony door, but far enough back that you don’t get the chaos of beachfront foot traffic at 6 AM. Batumi can get pretty intense during summer nights, especially along the main beach strip, so having that little buffer zone is honestly a blessing. I mean, you can still walk to the water in about two minutes, but you’re not dealing with the all-night party crowd right under your window. The 26th floor thing isn’t marketing fluff either – you really are up there, and the elevator ride gives you time to appreciate just how high you’re going.

What surprised me most was how the apartment setup actually works in your favor. It’s not trying to be some fancy resort (hence the three stars), but the kitchen situation is clutch if you want to grab fresh khachapuri from the local spots and eat it while staring out at the Black Sea. The balcony – and trust me, you’ll spend way more time out there than you planned – faces the water, and during sunset the whole coastline lights up in this golden way that makes you forget about whatever hotel amenities you thought you needed. The building itself is one of those modern Batumi towers that locals either love or hate, but from a practical standpoint, everything works, the AC keeps up with the humid summers, and the Wi-Fi doesn’t cut out every ten minutes like some places I’ve stayed in the old town. Parking can be a bit of a puzzle during peak season – Batumi’s gotten crazy popular with tourists from all over the region – but the building has spots, and honestly, once you’re here, you might not want to drive much anyway. The whole Sherif Khimshiashvili area has this nice residential feel where you can actually see how locals live, not just the tourist version of Georgia that gets packaged up for visitors.

  The location is perfect, the beach is 100m away, all you need to do is just cross the road and you are there. The view from the room is fantastic, not only from the balcony but every window. The host is kindest and nicest person, helped with everything related to or stay and even more. Overall perfect experience.

  Fully equipped-clean self services studio, central location to all attractions, polite owner, nice sea view with 26th floor, and a great choice for couples or small family. Generally, I like it with good value.
  
  What could be improved: There is no designated free parking; parking on the side of street should be paid as per city regulations. I parked as per the advice of the owner, however i got parking violation tickets.

  Being an Apartment breakfast was not included but there are plenty of options for Breakfast buffet Eg. Alliance palace @40Gel and courtyard Mariott @55gel, also there are lots of breakfast places in proximity of 50 meters to the location.
  The panoramic view is spot on, and you get to see a beautiful sunset. The host provided everything on arrival such as new utensils extra towels on request. The host was very quick and easy to communicate with, both before and after arrival. I would highly recommend this property as it is proximity to all the best attractions in Batumi. A Porter service was available to help take your luggage to your apartment. There is no swimming pool access, but you can get access to the one in the hotel in the same building for 90 gel/person. Bolt is a very commonly used Taxi app which was recommended to us by the owner being cashless it is easy and convenient. This is an excellent property and would highly rate is 10 stars.
  
  What could be improved: The building itself has a lot of apartments; more elevators could have been nicer. only recommendation to the owner would be to add an extra dustbin in the apartment and check the toilet for small leaks. overall, a good experience.

  The location of the hotel is in front of the sea .. the view is spectacular.. the room is spotless and has whatever you want to enjoy your vacation .. just take your towel, then jump in to the beach .. the owner is attentive and helpful .
  
  What could be improved: For me, everything was perfect in the property except .. the wifi is a little bit needs to be fixed and the waiting time in the elevator, which is out of the owner control.

  That was the best apartment I ever stayed, it's on the edge of the building entirely facing the sea side. There are only two apartments like this on each floor. Full facilities, big bathroom, big refrigerator, sofa. The mattress was hard right like I love it. There is also carpet on all the floor, not hard cold tiles. Really nice to walk barefoot. I came to Batumi for a weekend to enjoy the city, but I didn't want to leave the apartment, so good it was. If you have enough money, I recommend to book it.
  
  What could be improved: There is nothing I didn't like, everything was just perfect, only for those who like cooking, the kitchen was really small. For me it was just perfect, because I don't need it. I think there were no cheap slippers and bathroom stuff, which I also don't like and don't need. The host was superhelpful and available any time. I'm sure you'll get anything if you ask.

  Loved everything about this property. Coziness, cleanness, location, and of course – the view!
  Sleep with the window open – and you don’t need any meditation, sound of the gentle waves is your lullaby. Nothing is better than waking up to the beautiful sea view.

  Great location. Perfect view, the best view possible: 26th floor, sea view from the windows and from the balcony. + view of the city center from the balcony.

  Amazing panorama sea and city view, beach is right near, clean and cozy apartments for work and travel, hospitable host. Apartment is equipped with all needed stuff for vacation. In my next travel I will try check-in here again, it's like dependency from this place.
