Nikas Guest House Overview
You know what caught my attention first about Nikas Guest House? It’s nestled on Demetre Tavdadebuli Street in a way that feels genuinely residential – like you’re staying within someone’s neighborhood rather than some tourist enclave. I mean, when I approached the building, there were locals carrying on with their daily routines, children playing in the courtyard next door, that kind of genuine Batumi life you don’t always get to witness. The street itself is peaceful enough that you’ll actually get proper rest, but honestly, you’re still near enough to catch the distant buzz of the city center when the breeze is just right.
The place has this three-star arrangement that functions better than you’d think – it’s not attempting to be luxurious, which I genuinely appreciated. The rooms are tidy and practical, with comfortable beds and remarkably good water pressure (believe me, that counts after a lengthy day discovering the Old Town). What I enjoyed was how the owner, Nika himself, seems to remember every guest by name within roughly five minutes of arrival. He’ll explain which marshrutkas to catch, where to locate the finest khachapuri that isn’t marked up for tourists, and – this was precious – he directed me toward this small wine shop three blocks away that locals frequent. The sort of place where you gesture at bottles and cross your fingers, but everything’s amazing and costs practically nothing.
The location is truly ideal if you want to feel like you’re residing in Batumi rather than simply touring it. You’re roughly a fifteen-minute stroll to the beach and the casino district, but you can also meander five minutes in the opposite direction and discover yourself on these shaded streets where babushkas sell churchkhela from their front entrances. I stayed there in late September, and the mornings were crisp enough that I’d relax on the small balcony with coffee, observing the city come alive – delivery trucks rolling past, the aroma of fresh bread floating from somewhere close by. It’s the sort of place where you might converse with other travelers in the shared area, but you’re equally likely to find yourself chatting with locals who stop by to see Nika. Nothing elaborate, but truly welcoming in that Georgian manner that makes you want to extend your stay by several days.
To book a hotel in Batumi during major cultural festivals, travelers need early planning as this vibrant Georgian resort draws visitors eager to experience its subtropical climate and modern seaside architecture.

Great place – Juan from Spain – September 29, 2024 (9/10)
Place is worth it for the value, very comfortable and owners are very nice
What could be improved: A bit far from the centerWonderful – Karthik from Georgia – August 28, 2024 (9/10)
It's a really good place for solo travellers. The rooms are really good. The host was also nice to me. The room I got was a bit small but in my opinion it's enough for one person. The location is a bit far from the city centre. There are only a few shops nearby. I had a vehicle so that wasn't a big deal for me. Apart from that everything was good.
What could be improved: There are only a few shops for groceries or food places.Wonderful – Keta from Georgia – August 27, 2024 (9/10)
Very clean and nice room.
Very Good – Alena from Armenia – August 26, 2024 (8/10)
Welcoming staff, good location, nice terrace
What could be improved: Not so good Wi-Fi connection inside my room. But it's good enough on the terrace, and there is a big table for my notebook, and a nice view.Next time 100% stay there – Sergiusz from Poland – July 3, 2024 (9/10)
I was nice clean room with personal toilet and conditioner.
Good – Yervand from Georgia – May 12, 2024 (7/10)

Lovely place to stay in Kutaisi! – Damian from Czech Republic – March 16, 2024 (9/10)
Very helpful host, nice quiet accommodation and inner patio. Very clean and warm rooms. Nice, fresh linen. The host arranged chep airport taxi for us.
What could be improved: The only downside is lack of marking. It’s a bit tricky to find it so better message host for instructions. Two GPSes (plus google maps and OSM) were unable to find it and we were cruising around for good 20 mins once discovered the premises by accident 🙂Great value! – Cristina from United Kingdom – January 13, 2024 (8/10)
Good communication, comfortable room, easy check in and out, great value.
What could be improved: No tea or coffee, and no shampoo or soap!Wonderful – Nadine from Ukraine – October 25, 2023 (9/10)
The hotel is not the the luxury category, but has everything you need for this price. There's a common kitchen with all the appliances where the guests can cook, keep their food at the fridge, make tea or coffee. It has a very good location where everything is situated in a walking distance: the beach, the old town, Teleferic, the bus stop to go to Botanical garden. The hotel is run by a very amiable family, very helpful. If something goes wrong or break down they fix it very quickly.
What could be improved: I don't recommend taking the hotel transfer because after the price was fixed, the driver stopped during the trip asking for more money because the road was bad
