The thing about staying on Khinikadze Street is that you’re close enough to hear the waves at night (which I actually loved), but far enough from the main boulevard that you’re not dealing with the casino crowds and late-night party noise that can make central Batumi exhausting. This three-star spot doesn’t pretend to be fancy – and that’s exactly what I appreciated about it. The rooms are clean and comfortable without being Instagram-perfect, and the owners actually seem to care about making sure you know where to get the best khachapuri in the neighborhood (there’s a little place about three blocks inland that locals go to, not the touristy spots).

What really won me over was the practical stuff that matters when you’re actually staying somewhere for more than a night. The Wi-Fi works reliably – I was doing some remote work and never had issues. There’s street parking that’s not impossible to find, which is honestly a miracle in this part of town during peak season. The check-in was refreshingly straightforward, no bureaucratic nonsense, and they helped me figure out the local marshrutka routes without making me feel like an idiot tourist. I mean, the 9.5 rating makes sense when you consider that it delivers exactly what it promises without the usual hotel headaches. The morning sounds are actually pretty great – seagulls and waves instead of traffic – and you can grab coffee and walk straight to the beach before the day gets hot and crowded. It’s the kind of place where you end up staying an extra night because leaving feels unnecessarily complicated.

  Great location in the center and old city of Batumi, near the sea, not far from cable car, a train station and local market. In 5 mins walk great restaurants with tasty cuisine. Clean and modern house, room with conditioner and very pleasant host, who also drove us around Adjara at modest price.

  The whole property is very well maintained and clean. We stayed in the top roof facility with the kitchen. Looks like it's been refurbished recently, everything was new. We were 2 of us. Everything we needed was there, e.g. a set of towels, toilet paper, kitchen detergents etc. Equipment of the kitchen was "just enough" for two, though not more.
  Wifi was very good quality, we did not encounter any problem.
  The house owner and his wife are very friendly. He took us for a "neighbourhood tour" showing us where to withdraw cash, the closest restaurant, grocery stores, how to go to the beach.
  The location is excellent – this part of the city is closer to the old town – on the opposite side from the "Dubai-like" monsters. Both aspects are at hand – a few streets down was the "urban" thing with shops, restaurants, bus lines etc., while on the opposite direction it was really close to the beach. The house is in a side street so surprisingly very quiet.
  
  What could be improved: Personal communication requires at least basics of Russian (which we had). But the landlord seems to be creative so I could imagine communication using some on-line translator app 🙂

  This property is amazing. Location is about 5min walk next to the beach front and Dolphinarium. There are many shops and restaurants nearby. Hosts are also very nice and helpful. We had to leave property in a deep night and owner woke up and helped us to book a taxi. His wife is also very kind and smiling woman who cares about the cleanliness every day. Room was clean, comfortable with private bathroom with toilete. Balcony was also super. A/C was working for 100%. This property is very good value to stay. I recommend absolutely.
