Guest House kartvelishvili Overview

I stumbled upon Guest House kartvelishvili during a rainy evening in Batumi, and honestly, it turned out to be one of those hidden gems you only hear about from locals who actually know the city. This three-star place sits right on Chavchavadze Street, which – if you know Batumi at all – puts you in this perfect sweet spot where you’re close enough to walk to the old town but far enough from the casino chaos that keeps everyone awake until 3 AM.

What struck me first was how the owner, who I’m guessing is part of the Kartvelishvili family, actually seemed to care about the details most guesthouses just skip over. The rooms have this lived-in comfort that’s hard to fake – proper blackout curtains (thank god, because Georgian summer mornings start early), decent water pressure in the shower, and beds that don’t feel like they were assembled yesterday. You know what really got me though? The little kitchen area actually has everything you need to make a proper breakfast, not just a sad kettle and some instant coffee packets. I mean, when you’re staying somewhere for more than a night or two, being able to grab fresh khachapuri from the bakery down the street and eat it with real plates and utensils makes all the difference.

The location really works in your favor here – Chavchavadze Street connects you to pretty much everywhere you’d want to go in Batumi without the tourist trap pricing. There’s this fantastic little wine shop about two blocks down where the owner speaks perfect English and will walk you through Georgian wines like you’re family, and the seaside boulevard is maybe a seven-minute walk through some genuinely charming side streets. I stayed there during the shoulder season in late September, and while the guesthouse wasn’t completely full, it had this relaxed energy where you’d bump into other travelers in the common areas and end up with dinner recommendations or someone to split a taxi to the cable car with. The 9.7 rating honestly makes sense once you spend a night there – it’s not trying to be fancy, but everything works exactly like it should, and in a city where half the accommodations seem to be either overpriced hotel chains or sketchy Soviet-era leftovers, that reliability feels pretty luxurious.

  • Exceptional – Mia from United States – September 7, 2024 (10/10)

Great historical building in the city center. Private apartment with kitchen. .nice landlady. Big private balcony towards the yard. Middle of city center, yet quiet. 5 minutes walk to the city beach.

  • living like locals in the heart of old Batumi – Sedat from Turkey – August 5, 2024 (9/10)

Everything was perfect during the stay. The location is exactly in the heart of the old city and so close to public transportation for around Batumi. The landlady was so kind, helpful and hospitable. We stayed in a big room and it was really safe and clean. The entrance of the apartment is a bit complex. The address is correct, but you need to go back side of the building and ask one of the neighbours. The landlady doesn't know English, but you can handle with google translate or AI translator. If you know Georgian or Russian, you can communicate easily. I wish I could communicate more and sit & chat with her, her husband and even her neighbours like locals.

What could be improved: Just the traffic noise during sleeping. Our room was at the front side of the apartment which there is a main street. I don't know there is an another room or not. However, you can close the balcony door and sleep without any traffic sound. Sound proofing is good. There is a good air conditioner too if the weather is hot.

Guest House Kartvelishvili is a hidden gem for travelers visiting Batumi. Situated conveniently near the bus station, old town, and the sea, its location is ideal for exploring the city's attractions.
The staff are welcoming and helpful, ensuring a pleasant experience from start to finish. Rooms are spacious, impeccably clean, with comfortable beds, and both kitchen and bathroom are generously sized. The highlight is the large balcony. It's also budget-friendly, offering great value for money. Highly recommended for its ideal location and excellent accommodation.

  • Wonderful – Jorgen from Spain – June 20, 2024 (9/10)

The apartment was in an old building on the third floor , and the owners lived on the second floor. The whole family was very friendly. Only the daughter speaks English. She helped us to order a taxis to the bys station. Her mother washed our clothes and didn't charge for it. A very large living room with two single beds and a very large double bedroom.. A well equipped kitchen and good-sized bathroom. There is a balcony lookout to a busy courtyard entrance on a busy road.

What could be improved: The location might not be the best for some people. We found it fascinated , just to see how the local lives. Didn't look extremely nice from the outside, though the apartment was extremely well kept and comfortable.

  • Exceptional – Tanya from Canada – June 1, 2024 (10/10)

Incredible apartment with a friendly family. 10/10 I'll stay here again if I come back to batumi. Great location, so spacious, and for an incredible price.

  • Top location and a fantastic place to stay – George from United Kingdom – May 31, 2024 (10/10)

Fantastic location, just on the edge of Batumi old town so nice and quiet at night but a five minute walk to lots of fun bars & cafes, and a ten minute walk to the sea front. Lovely, friendly family who looked after us very well. Huge, comfortable room (including a kitchen!). Amazing value for money. Very glad we stayed here – thank you!

What could be improved: Difficult to find – instructions were not as clear as they could have been. The guest house is tucked in a quiet corner and there are no signs so it required us asking a few people until we were pointed in the right direction
