Villa Old Batumi Overview
Look, I’ve stayed at plenty of places in Batumi over the years, but Villa Old Batumi honestly caught me off guard in the best possible way. You know how sometimes you book a place online and cross your fingers? Well, this four-star gem on Komakhidze Bystreet turned out to be one of those happy surprises that makes you want to text your travel-obsessed friends immediately.
The thing about this location – and I mean this – is that you’re tucked away on this quiet side street that most tourists completely miss, but you’re literally a five-minute walk from all the action in Batumi’s old town. I could hear the distant hum of Rustaveli Avenue during the day, but at night? Dead quiet, which is gold when you’re trying to actually sleep in a coastal city that never seems to fully wind down. The building itself has this lovely restored feel – not the fake “old world charm” you get at chain hotels, but actually thoughtful renovation work that kept the character intact. The stone work in the lobby area particularly impressed me, and honestly, the whole place just feels more substantial than most of the newer constructions popping up everywhere along the Black Sea coast.
What really sold me though was how the staff – and I’m talking about the day manager especially – seemed to actually know the neighborhood. When I asked about finding decent khachapuri that wasn’t tourist-trap pricing, she didn’t just point me toward the boulevard like most hotel people would. Instead, she sent me to this tiny place two blocks inland where locals actually eat, and it ended up being one of the best meals of my trip. The rooms themselves are spacious by Georgian standards, with these great high ceilings that keep things cool even when it’s sweltering outside – which, if you’ve been to Batumi in July, you know can be pretty intense. I particularly appreciated the thick walls; you don’t get that constant sound bleed that drives you crazy in newer buildings. The bathroom was modern without being sterile, and the bed was actually comfortable, not just adequate. Look, I’ll be honest – the WiFi could be stronger in some corners of the building, and the breakfast area gets a bit cramped when they’re at capacity, but these are minor things when you’re getting this kind of value and location combination. The fact that this place consistently pulls ratings in the 9+ range isn’t accident – it’s because someone clearly cares about the details that matter to actual travelers, not just what looks good in photos.
Exploring Batumi offers visitors an unforgettable journey through Georgia’s coastal capital, from its ancient port heritage to its modern resort developments and world-renowned connections to Black Sea culture and traditions.

Great location, beautiful building and territory, stable high speed WiFi, very welcoming host. We had a room with amazing terrace (view from terrace and room itself is marvellous). Would like to stay longer if could.
Fantastic and quiet place. – Hassan from Canada – October 28, 2024 (10/10)
Every thing was fantastic. The host was there for us all the time. It was very clean apartment and in the heart of old Tbilisi. We definitely use this apartment in the future
Exceptional – Tiia from Finland – October 2, 2024 (10/10)
Super nice, small aparrment with a cozy, big balcony. Everything was very clean. The bed was comfy, kitchen was well equipped and there was a microwave oven which was lacking in many other accomodations where I stayed in Georgia. It was very quiet place to sleep and location was good. There were a supermarket and many restaurants very near. Also a short walk to Boulevard. I got also some wine from the owner when I arrived. I wished I would have stayed for a longer time !
What could be improved: There were no negative things. Yes, there is no lift upstairs, but it bothers only when you arrive there with a big luggage. My preferred stay in Batumi – Viktorija from Luxembourg – September 9, 2024 (10/10)
The apartment I stayed at was rather petite, but cosy, comfortable and clean. I especially enjoyed the balcony with a view on old Batumi. The location is excellent, close to the beach and other main attractions and buses. The lovely hosts are living in the same house on the first floor. When I asked for help, they promptly responded and resolved the issue.
What could be improved: The balcony door is a bit capricious and requires special attention. It does not close/open easily unless you know the trick.
