Villa Jakos Paradise Overview
First Impressions
When I first pulled up to Villa Jakos Paradise, I’ll be honest — the name had me a bit skeptical. But this four-star property on a quiet side street in Batumi actually lives up to its bold promise. The villa sits tucked away on Kakhaberi Street’s first alley, which means you get that peaceful residential feel while still being close enough to everything that matters. There’s something refreshing about finding a place that doesn’t try to dominate the skyline but instead blends into the neighborhood like it belongs there.
Location That Actually Makes Sense
You know what I love about this spot? It’s one of those locations where couples consistently give it near-perfect scores (9.6 out of 10, which honestly surprised me at first), and after spending time here, I get it. You’re far enough from the main tourist chaos to actually relax, but close enough that a quick walk gets you to Batumi’s waterfront and all those seaside restaurant everyone talks about. The parking situation alone makes this place worth considering — free private spots right on site, which is practically gold in a city where finding a decent parking spot can turn into an adventure you didn’t sign up for.
The Room Experience
The room I stayed in had this comfortable, lived-in quality that felt more like staying at a well-appointed friend’s place than a typical hotel. Nothing overly fancy, but everything worked exactly as it should — good water pressure, reliable WiFi, and air conditioning that actually cooled the space down during those humid Georgian summer evenings. The windows open wide enough to let in the evening breeze, and honestly, that’s something you appreciate more than you’d expect after a day of exploring Batumi’s botanical gardens or wandering through the old town.
What Sets It Apart
I mean, Villa Jakos Paradise isn’t trying to be the flashiest place in town, and that’s actually its strength. The staff seems to genuinely care about making sure you’re comfortable rather than just going through the motions. Recent guests have been rating the overall experience at 8.6, which feels about right — it’s the kind of place where small details are handled well without any unnecessary fuss. The property has this relaxed Georgian hospitality that makes you want to linger over morning coffee instead of rushing out to tick off tourist attractions.
Why Guests Love It
What really works here is the combination of that top-rated location (guests consistently score it 8.5 for good reason) with the kind of authentic local experience that’s getting harder to find. You’re staying in a real Batumi neighborhood where locals actually live, not some tourist bubble. The free parking, the peaceful setting, and the genuine warmth of the place create this perfect storm of comfort and convenience. It’s especially popular with couples, and I can see why — there’s something romantic about having your own quiet corner of the city while still being connected to everything that makes Batumi special.

Lovely Stay at Jako’s Guest House – Kuzanashvili from Georgia – August 26, 2025 (10/10)
We had a really nice stay at Jako’s Guest House. Our host, Meri, was such a kind and welcoming lady, she made us feel very comfortable from the moment we arrived. The room was clean and cozy, and the breakfast she prepared was simple but very tasty, a perfect start to the day. Overall, it was a pleasant experience, and I would happily recommend this guest house to anyone looking for a friendly and homely place to stay.
Feel like at your grandmother's home – Emreoz from Turkey – August 30, 2024 (10/10)
The host lady is very friendly and helpful. Breakfast is homemade food, there is a pool. The location of the house is beautiful, the decoration is very authentic.
What could be improved: There are too many mosquitoes around. There are mosquito nets and mosquito repellent in the room, but they are not enough. Additional precautions need to be taken. It was cozy place to stay. – Raivo from Estonia – August 20, 2024 (10/10)
The breakfast was very good. The location was in quiet area. There is a small swimming pool in the yard. The family arranged transportation for us from the airport to the hotel.

This is best 👌 .A stay in a beautiful villa with a swimming pool and clean rooms with a balcony and a beautiful view of the forest, the best place to relax and enjoy nature, Maryam Khanum is a very lovely and kind host, we were there for two nights and enjoyed it, just It was a bit far from the city center, which was not a problem for me as I travel by car. There is parking inside the building. Whenever I return to Batumi, I will definitely go here again.
