You know what caught me off guard about The Grand Residences at ORBI CITY? I was expecting another cookie-cutter high-rise, but this five-star property actually has some serious personality. Located right on Sherif Khimshiashvili Street – which honestly sounds intimidating but it’s actually pretty easy to find – you’re basically in the heart of Batumi’s new development zone. The ORBI CITY complex itself is this massive mixed-use project that locals either love or hate (no middle ground there), but I’ll say this: staying here puts you right where all the action is happening.

The residences themselves feel more like luxury apartments than hotel rooms, which makes sense since that’s basically what they are. I mean, you’ve got full kitchens with actual decent appliances – not those sad mini-fridges most hotels stick you with. The views from the upper floors are genuinely spectacular, especially if you snag one facing the Black Sea. You can watch the sunset paint the water gold while the city lights start twinkling below. The interiors lean heavily into that modern European aesthetic – lots of clean lines, neutral colors, maybe a bit sterile for some tastes but undeniably sleek. What I really appreciated was the space; you’re not bumping into furniture every time you turn around.

Here’s the thing though – and this is where that 7.6 rating probably comes from – the service can be hit or miss. Sometimes you’ll get staff who bend over backwards to help, other times it feels like you’re bothering them just by existing. The check-in process took forever when I was there, partly because they’re still working out some kinks in their system. But honestly? The location makes up for a lot. You’re walking distance to Batumi Boulevard, the casino scene if that’s your thing, and some surprisingly good restaurants that haven’t made it into the guidebooks yet. There’s this little Georgian place tucked behind the complex that serves khachapuri that’ll ruin you for everywhere else – ask the concierge, they’ll know the one I mean. Parking is actually decent too, which is rare for this part of town. Just don’t expect it to be quiet – Batumi doesn’t really do quiet, especially during summer when the whole city turns into one big party. But if you want to be in the thick of modern Batumi with all the comfort of a proper luxury setup, The Grand Residences delivers on that promise.

  Nothing. I'll advice anyone reading this to avoid orbi on booking.com. pay a little bit more and book directly from orbi's website. The pictures are from internet taking years ago, reviews are not genuine. It's just a money trap
  
  What could be improved: I didn't like everything. The apartment was dirty, sheets were torn, and there was a used condom under the bed? It is nothing as advertised. The staffs where rude, very un helpful, I called megi even lied about being a police officer. My advice? Book directly from orbi.com or over the counter, private host post fake pictures.

  Very bad and unclean place it was so dirty and alot of noises + you wait for the elevator for 20 minutes because there is alot of people in this place I don’t recommend it for anybody and if it has -1 i would rate it i don’t know who can rate it for 5 stars!!!!!!

  The check-in process was smooth and the staff were incredibly welcoming and professional. The room was spotless, the bed was extremely comfortable, and the view from the balcony was stunning.
  
  The hotel offers excellent facilities — a spacious and clean swimming pool, a fully equipped gym, and a relaxing spa that exceeded my expectations. The breakfast buffet was impressive with a wide variety of delicious local and international dishes. Every staff member I encountered was friendly and eager to help.
  
  The location is perfect — just a short walk to the beach and close to restaurants and shopping centers. Throughout my stay, I felt genuinely cared for and well taken care of.
