The apartments themselves are surprisingly spacious, which is rare in Batumi honestly. I stayed in a one-bedroom unit on the fourth floor, and the balcony – well, you can catch glimpses of the Black Sea if you crane your neck just right, though “sea breeze” might be stretching it a bit. The kitchen actually works (I tested it with some local khachapuri from the bakery down the street), and there’s decent water pressure in the shower, which anyone who’s traveled in this region will tell you isn’t always a given. The building’s got that Soviet-era bones but updated in a way that feels comfortable rather than trying too hard to be fancy. You’ll hear some street noise during the day since it’s a working neighborhood, but it dies down pretty early – definitely quieter than staying right on the main drag near the port.
What I really appreciated was how the staff – there’s usually someone at the small front desk during reasonable hours – actually knew the area and could point you toward the good stuff. They steered me toward this incredible wine bar about three blocks away that I never would’ve found otherwise, and they were spot-on about which marshrutka routes would get me to the botanical garden without the usual tourist markup taxi drivers love to pull. The 8.2 rating makes sense to me – it’s not going to wow you with luxury amenities, but for the price point and location, it delivers exactly what you need. Plus there’s something refreshing about staying somewhere that feels more like a local apartment building than a hotel factory, you know? It was spacious. The bed was so comfortable and the location was good. The host was nice and answered questions I had and for a solo traveller, I felt safe.
What could be improved: The bedding was dirty with stains and there was hair all throughout the apartment on my arrival. Long hair which I don't have. So I cleaned the day I arrived and the day I left. It's very basic.To avoid – Mingliu from China – August 26, 2025 (1/10)
Terrible hygiene conditions: dirty mattress with countless hairs of past travelers, spider and bed bugs, dirty grey mattress, and bad service.
I contacted the property as soon as I found these issues- although it’s after a few hours after my check in and after my shower( because I was staying at the balcony, ). So I request a cancellation and refund, cause I didn’t want to stay there anymore – imagine sleeping on the dirty mattress and spider crawling on my arm (yes it did)
But the property neglected my messages (while on WhatsApp indicated as “read” ) and afterwards nothing else. Just repeating that they have washed the sheets properly. And they warn me not to threaten them( while I just use my rights to post the facts I encountered).

We booked the apartment specially with sea view, and it was the perfect view. There is everything needed, including a fridge with a small freezer, cook, iron, enough space to put all clothes and belongings.
About the elevator, after 7 days staying in orbi, the maximum waiting time was 10 minutes in check in time. I have no idea why a lot of people complained and told about half an hour or an hour waiting, we were on the 32nd floor.
What could be improved: If someone is screaming in the corridor in the morning it is impossible to sleep, we were not so lucky with neighbors at this period. Please respect each other and scream at home. Cool, well thought out apartment, everything you need is there. The chairs and sofa actually really comfortable, even for working remotely with laptop. AC is strong! one of a few places in Batumi I didnt have any domestic issues, everything is working perfectly. Really clean as well, comfortable bed, nice view. Helpful host!
What could be improved: One thing – internet (both my cellular and room WiFi) are not stable there, in the area. Speed could be good but it was really hard for me to have a work calls, so I was forced to go to a coworking place.
Though the building itself (Orby) – a bit specific. A lot, a mean a lot of people there. The elevator system is crazy, in the noon it took me 25 minutes to go from entrance to floor 43, 20 of it I did by stairs, because there is a queue for the elevator… If you know you know. And of course since its a studio you can hear everything from the hall. And the party in the night from outside.
