The thing is, this three-star spot punches way above its weight class. The owners (I think they’re a local family) have this knack for anticipating what you need before you even ask. My room had these thick, hand-woven curtains that actually blocked out the morning light – you’d be surprised how rare that is in Georgian guesthouses. And the bed? Seriously comfortable, which I wasn’t expecting given the price point. There’s this subtle attention to detail everywhere: fresh flowers that get changed every couple days, local honey at breakfast, towels that smell like they’ve been line-dried in mountain air. The whole place has maybe eight or nine rooms, so it never feels crowded or impersonal.
What really sold me on the place, though, was how perfectly positioned it is for exploring the real Batumi – not just the tourist strip along the boulevard. You’re maybe a twelve-minute walk to the old town center, but you’re also right in this authentic neighborhood where locals actually live and shop. There’s a tiny bakery two blocks down that opens at 6 AM and sells these incredible khachapuri that are still warm when you bite into them. The family running Kottage anania told me about it on my first morning, along with directions to this little market where vendors sell the best churchkhela I’ve ever tasted. I mean, you could stay at one of those big seafront hotels and never discover spots like these. The area gets pretty quiet after 9 PM, which was perfect for me – I could leave my windows open and actually hear the sounds of the neighborhood settling in for the night instead of traffic noise. Parking was never an issue either, something that can’t be said for most places closer to the city center. Honestly, with a 9.7 rating, I was expecting good things, but this place exceeded even those expectations in ways that don’t show up in photos or standard amenity lists.

Отличное расположение уютного домика! Очень приятные хозяева Тэнго и Лена. Когда мы задержались в Батуми допоздна, Лена позвонила и спросила, не нужна ли нам помощь. Это было очень заботливо.
На кухне есть все необходимое для готовки, все чисто и аккуратно. Ванна с туалетом тоже хорошие. Есть телевизор с ютубом.
Деревья закрывают террасу от окружающей стройки. Когда стройка закончится, думаю, это будет чудесный район!
В пяти минутах ходьбы большой магазин, пляж. Купаться в этом месте не советую, я поцарапала ногу в воде, лучше отойти в место, где купаются остальные люди. Но сидеть на берегу там просто отлично.
До Батуми можно доехать на любом автобусе или маршрутке за полчаса. Ходят часто.

Gospodarz wyszedł po nas i poprowadził do domu. System ulic w tym miejscu jest trochę zagmatwany i GPS poprowadził nas trochę źle. Dom jest ukryty w ogrodzie, pośród roślinności więc czuliśmy się jak w dżungli. Dom jest świetnie wyposażony, bardzo czysty i z dala od zgiełku miasta a jednocześnie bardzo łatwy dojazd do Batumi. It was not the easiest to get there, as we drove through the heavy rain, but what we found there exceeded our expectations! A beautiful little houses in the middle of the "jungle"! Really cozy and peaceful area. Very close to the Black Sea. Additionally, the owner looks like a really good-hearted person and even that we could not really communicate English – he invited us for a glass of homemade wine, and he made sure that we had everything that we needed. We had a wonderful stay at the cottage, it's even better than the photos. The family grows many beautiful fruit trees on the property that block noise from Makhinjauri and create a very peaceful surrounding. We loved sitting on the balcony watching the sunset. The facilities are excellent, everything is very well-made and thoughtfully put together – I loved the wood kitchen, the bed is very comfortable and the shower is very nice as well. They provide everything you might need – washing machine, pots and pans, a new fridge, kettle, dishes, an iron, a spacious closet. There was even a cheese grater. The family are extremely kind and welcoming, if you need something they will sort it out. There is a little path from the parking spot and stairs leading up to the cottage. I have a disability, although don't require a wheelchair so the few steps were manageable – I felt comfortable and safe. Thanks so much!

The cabin got everything!! No detail was overlooked. Full length mirror, check! Lotion, check! Washing machine, check! Outdoor clothes lines, check! Clothes pegs, check! Beds were very comfy, you won't feel the mattress coils like other vacation rentals in Georgia. 15 minutes drive to the old town, very quiet and peaceful.
