Look, I’ll be honest – when I first saw Beautiful House By the sea listed on Sherif Khimshiashvili Street, I wasn’t expecting much from a three-star place. But you know what? Sometimes the best surprises come in unassuming packages, and this tenth-floor apartment totally changed my perspective on Batumi.

The thing that hits you immediately when you walk in is the view – I mean, they’re not kidding about the “by the sea” part. From up there, you get this incredible panorama of the Black Sea that honestly makes you forget you’re staying in what’s technically just a well-appointed apartment. The Magnolia building itself is pretty typical for modern Batumi, but the elevation works in your favor here. I spent way too much time just standing by the windows with my coffee in the morning, watching the cargo ships drift by and the locals setting up their beach spots down below. The street can get a bit busy during peak summer months – you’ll hear some traffic noise – but it dies down considerably after 9 PM, so sleep wasn’t really an issue.

What surprised me most was how thoughtfully everything was set up inside. The host clearly gets that travelers need practical stuff, not just Instagram-worthy corners. There’s actually decent kitchen space if you want to grab some fresh adjarian khachapuri from the local bakeries and heat it up (trust me, do this), and the Wi-Fi held up perfectly even when I was video calling back home. The bathroom’s modern and clean – nothing fancy, but hot water pressure was consistently good, which honestly matters more than marble countertops after a long day exploring the botanical gardens or walking the Boulevard. I particularly appreciated having a washing machine, because let’s face it, packing light means doing laundry, and Batumi’s humidity can be… intense in July and August. The building’s elevator worked reliably too, which you don’t always get in this price range around here. Sure, the furnishing style leans pretty minimalist, and if you’re looking for hotel-style daily housekeeping, you’re in the wrong place – but that 9.3 rating makes sense when you consider what you’re actually getting for the money. It’s the kind of spot where you feel like you’re living in Batumi for a few days rather than just passing through, and honestly, that’s exactly what I needed.

  Отличное расположение-дом находится на первой линии, выходишь и сразу попадаешь на променад. В доме кафешки(советую шаурмичную и Лаванду) , магазины, салоны. Квартира на 10 этаже. Две спальни с видом на море и гостиная с видом на внутренний двор (самая тихая) В квартире есть все необходимое. Два санузла.
  Отдельно хочу поблагодарить Soso- отзывчивый, добродушный человек, радушный хозяин, всегда был с нами на связи. Спасибо за гостеприимство!

  we had wonderful stay at this hotel. the apartment was comfortable, with all the facilities needed for pleasent stay. The location is ideal, very close to the sea, offering beautiful views. the householder was incredibly kind and made sure we had everything we needed. Highly recommend!

  Понравилось всё. Чистая большая квартира. Выглядит намного лучше, чем дом. Есть всё для комфортного проживания. Потрясная близость до моря. Очень приветливый и эмпатичный арендодатель.
  Самое главное – квартира сквозная и проветривается очень быстро.
  Кондиционеры тоже работают хорошо.

  Duże i przestronne mieszkanie z widokiem na morze. Bardzo dobra lokalizacja blisko sklepy, promenada. 3 minuty i jestes nad morzem. Na plus klimatyzacja w każdym pokoju. Duży salon.
  
  What could be improved: Na minus smród w łazience z kanalizacji. Z tym to pasowało by coś zrobić. Oraz ręczniki też już należy wymienić, stare z prane i poplamione. Blok też trochę straszy na pierwszy rzut oka. Ale to już nie wina właściciela.:)

  Very comfortable and clean with AMAZING view of the sea, the staff was so nice and kind with us and the children thank you, we had a little problem with the oven and they were so helpful and quick

  Sasza is a great host. He arrived at the train station on the first day and dropped off at the airport on the last day. He has presented all the functionality of the apartment, which has a great view of the sea. Definitely recommended

  The apartment has a see view from both sleeping rooms, with a big kitchen-dining room. Clean and comfortable. There are a lot of small restaurants and cafes in the house. Very hospitable and helpful host, Soso. Thanks to him we had a very pleasant time in Batumi. I recommend the apartment 😀

  Recently renovated, very high standard and quality of assets. Nothing luxurious, but very good quality stuff around. This comes to surface materials, quality of work, furniture's and kitchen & cooking ware.
  A large through-to-building, the apartment wide balconies on both sides. However, balconies are quite narrow and no enough space for chairs or table set. No worries – the sea and beach are just there. At front.
  
  What could be improved: Quality of internet was very poor. Same goes with wifi as well as mobile data. Hardly functional.
