It’s tucked away on the 12th floor of this residential building on Kobaladze Street, and honestly, I almost walked past it twice looking for some grand hotel entrance. But that’s actually part of its charm – once you’re up there, you get these incredible panoramic views over Batumi that most ground-level places just can’t compete with. The elevator ride up gives you a moment to think “am I in the right place?” but trust me, you are.

The apartment-style setup really works here – I mean, it feels more like staying at a well-connected local friend’s place than some sterile hotel room. The four-star rating might seem modest, but with a 9.4 guest rating, there’s clearly something special happening. The host actually knows the neighborhood inside and out, which came in handy when I was trying to figure out the best route to the botanical garden without dealing with all the tourist crowds on Rustaveli Avenue. They pointed me toward this back way that cuts through some residential streets – saved me probably 20 minutes of walking in that Georgian summer heat.

What really surprised me was how quiet it stays up there, even though you’re right in the heart of everything. Kobaladze Street itself isn’t one of the main drags, so you don’t get the late-night party noise from the bars, but you’re still only about a five-minute walk to the beach and maybe ten to the old town area. The building has decent parking situation too – not always a given in this part of town where everyone’s fighting for spots near the waterfront. I stayed during shoulder season in May, and while the place was busy, it never felt overwhelming. The host mentioned that July and August get pretty packed (no surprise there), but spring and early fall seem like the sweet spot if you want to actually enjoy the balcony without melting. The apartment itself has this lived-in comfort that’s hard to fake – good coffee setup, reliable Wi-Fi, and honestly just feels like someone put thought into making it work for travelers rather than just throwing together whatever furniture was cheapest.

  Отличные аппартаменты, уютные, все чисто, есть все необходимое для комфортного проживания! Рядом много хороших магазинов, пляж через дорогу, вид на море) достаточно тихо) хозяин отзывчивый приятный человек

  Dobry kontakt z właścicielem. Dobrze wyposażone mieszkanie, kuchnia, łazienka… naprawdę ok.
  
  What could be improved: Właściciel przekazał że cena podana na bookingu to cena do której należy doliczyć 35 GEL za sprzątanie pokoju. Po mojej interwencji, że nic takiego nie będzie miało miejsca, a cena na bookingu jest ostateczna i jeśli tak, to idę do innego obiektu, właściciel poprzystał na podanej cenie i nie musieliśmy nic dopłacać (3 poziom genius) 😉
