When I first walked into Batumi Sea View Orbi City, I’ll be honest – I was a bit skeptical about staying in one of these massive residential complexes that have been popping up all over Batumi. But you know what? This five-star setup actually surprised me in the best way possible.

The location on Sherif Khimshiashvili Street is pretty smart, actually. You’re close enough to hear the Black Sea waves at night (which I loved), but far enough from the main boulevard chaos that you can actually sleep without earplugs. The thing about Orbi City is that it’s basically like staying in a vertical neighborhood – there’s this whole ecosystem of shops, restaurants, and services right in the building complex. I mean, I grabbed coffee and khachapuri for breakfast without even stepping outside, which was perfect on those drizzly Georgian mornings.

What really got me was the view situation – and I’m someone who’s usually pretty cynical about hotel names that promise views. The sea-facing apartments here actually deliver, especially if you snag something on a higher floor. I spent way too many evenings just watching the sunset paint the water different shades of orange and pink, with the Batumi skyline doing its thing in the foreground. The apartments themselves feel more like temporary homes than hotel rooms, which is either perfect or weird depending on what you’re after. Full kitchens, proper living spaces, decent Wi-Fi that actually works when you need to upload those sunset photos. The building’s got this modern Georgian vibe – clean lines, lots of glass, but not sterile like some of these newer developments can feel.

Here’s the thing though – and this is important if you’re planning a trip – the service can be hit or miss depending on which management company is handling your specific unit. Some friends stayed here a few months after me and had a completely different experience with check-in and maintenance requests. It’s worth asking questions upfront about who you’re actually dealing with. The complex gets pretty busy during summer season (July and August are absolutely packed), but I actually preferred visiting in late spring when you could still enjoy the pools and terraces without fighting crowds for every decent spot. Parking can be a bit of an adventure during peak times too – just something to keep in mind if you’re driving in from Tbilisi or somewhere else in Georgia. Overall though, if you want that modern Batumi experience with actual space to spread out and some genuine Black Sea views, this place delivers on its promises better than most of the hotels I’ve tried along this stretch of coast.
