The address says “Third Turn N 7” which sounds confusing until you realize it’s perfectly descriptive – you literally take the third turn and there it is, this cozy Georgian guesthouse that feels more like staying at someone’s well-appointed home than a typical hotel.

The location is honestly brilliant if you want to experience Batumi like locals do rather than just hitting the tourist strip. I mean, you’re still close enough to walk to the Black Sea coast in about fifteen minutes, but you get to meander through these authentic neighborhood streets where old Georgian men play backgammon outside corner shops and the smell of khachapuri drifts from family kitchens. The guesthouse itself sits in this quiet residential pocket where you can actually sleep with windows open – no casino noise or late-night party crowds that plague the beachfront hotels. Parking was surprisingly easy too, which anyone who’s driven in Georgian cities will appreciate.

What really sold me on Linda Guest house was the attention to detail that you don’t expect at this price point. The rooms have this lived-in comfort with proper Georgian textiles and solid wooden furniture that doesn’t wobble when you set your coffee down. The bathrooms are small but well-designed, with hot water that actually stays hot throughout your shower – trust me, that’s not guaranteed everywhere in Georgia. The hosts genuinely care about making sure you’re comfortable, offering local recommendations that go beyond the obvious tourist spots. They pointed me toward this incredible family restaurant just two streets over that I never would’ve found otherwise. The 9.2 rating makes perfect sense once you stay here; it’s one of those places where everything works exactly as it should, nothing fancy but nothing disappointing either. If you’re looking for a genuine base to explore Batumi without the beach resort markup or the backpacker hostel chaos, this is your spot. Plus, being on a residential street means you get a real feel for how Georgians live, which is honestly half the reason to visit this country in the first place.

  Very nice place, friendly owners, nice terrace and yard.
  Rooms and not big, but the terrace kind of compensates that.
  Exceptional coffee made by the owner – better than any coffee shop in town! 🙂
  
  What could be improved: Water from the shower in the bathroom goes just to the foor – no shower cabin or curtain. So the floor in the bathroom is always wet – and sometimes even in the room, need to watch this out.

  There are small grocery stores nearby. There is also an equipped shared kitchenette and a fridge. It is also possible to wash clothes.
