

Landmark Hotel Overview
I’ll be honest – when I first pulled up to Landmark Hotel on Haidar Abashidze Street, I wasn’t expecting much from the outside. But you know what? Sometimes the best places surprise you, and this four-star spot really grew on me during my stay in Batumi.
The thing about this hotel is that it sits in this perfect sweet spot where you’re close enough to everything that matters but far enough from the main tourist chaos to actually get some sleep. I mean, you can walk to the Boulevard and the beach in maybe ten minutes – I timed it because I’m weird like that – but you’re not dealing with the constant stream of people and street noise that comes with being right on the waterfront. The staff actually knows what they’re doing too, which honestly isn’t always a given in Georgia (love the country, but service can be… inconsistent). Check-in was smooth, they spoke decent English, and when I had an issue with my room‘s air conditioning on the second day, someone was up there fixing it within twenty minutes.
What really sold me on the place was the breakfast situation and just the overall vibe. The morning spread isn’t going to win any awards, but it’s solid Georgian fare mixed with some international options, and the coffee – thank god – is actually drinkable. I spent most mornings sitting by the windows watching Batumi wake up, which sounds cheesy but was genuinely nice. The rooms themselves are clean and comfortable, nothing fancy but everything works. My shower had proper water pressure (you’d be surprised how often that’s an issue), and the bed was firm enough that I didn’t wake up feeling like I’d been hit by a truck. The Wi-Fi is reliable throughout the building, which matters if you’re trying to stay connected or just want to upload those sunset photos from the beach. One small thing that bugged me – the elevators are a bit slow, so if you’re in a hurry, factor that in. But honestly, for what you’re paying and the location you’re getting, it’s a solid choice. I’d definitely stay here again if I’m back in Batumi, especially since parking is included and finding a decent spot in the city center can be a real headache during summer months.

Everything was great and the hotel really’s worth the money: welcoming staff, clean rooms and comfortable beds; exceptional breakfast. The only downside was the quality of Wi-Fi in our room (for some reason, the connection was quite poor). Other than that I definitely recommend this hotel, full marks!

I really enjoyed my stay at this hotel. The room was very clean, the staff at the reception were friendly and helpful, and the location is just perfect — close to everything! It’s within walking distance of Medea Square and the charming Old Batumi, which is especially beautiful in my opinion. Also, it’s a huge plus that the hotel is pet-friendly!
What really surprised me in the best way was the breakfast — it was very diverse, and the staff in the dining area were extremely attentive and client-oriented. Their warm and professional attitude really made a difference.

The hotel is brand new, so everything was exceptionally clean and works perfectly. The staff is nice and always helps. Spacious and cozy reception area where you can meet other people.
It was a nice surprise to see shampoo and shower gel in large dispensers rather than in tiny bottles; this reduces waste and is more eco friendly. Could be great to have the same for the soap.
The room also had a good climate system, we had no problems adjusting the temperature and switching between heat and cold modes.
The was a kettle, and the tap water was very clean and safe to drink.
The Wi-Fi was fast and stable.
Good location near a big lake, not too far from the shoreline and the old city.
Overall it’s quite nice but it may be wise to clarify the breakfast situation in advance if you’re traveling off-season.
What could be improved: UPD: It seems like most of the issues below were fixed since then, notably related to breakfasts, balconies, keys and facilities. Since the hotel is brand new, it's natural to have rough edges in the beginning, but I believe that the management is doing their best to address the feedback. I'm leaving the original text below, it was accurate in the beginning of May 2025, but is mostly outdated now.

The biggest disappointment was the breakfast. We were traveling off-season, and on our first morning there was no buffet, we were just served some meal without being able to choose anything. On the next day and onwards there was the buffet, good overall, but the variety of dishes could have been better. The desserts were literally the same every day, and other dishes could have been more diverse. Hotels in the same price range in Batumi typically offer much better buffet breakfasts. Keep that in mind if you plan to stay longer than a couple of days. This happened in early May 2025, so may be breakfasts improved since then. I hope the lack of advertised buffet won’t repeat in the future off-season time.
The room also had a few annoyances.
The balcony was shared with the next room which is weird, you don’t get any private space on the balcony. However, the balcony was quite small without any furniture so it didn’t really matter.
The bathroom was very small. The toilet was very uncomfortable, it was too near to the sink. Using the hygienic shower was a challenge as it was located under the sink. It was also very inconvenient to get out of the bathroom after taking a shower because the shower door blocked the bathroom door so you have to solve a puzzle each time. There wasn’t any spare toilet paper rolls and no toilet brush which was weird.
Also, key cards would stop working every now and then and we had to ask the front desk to fix those a few times.
