Komunna Luxe Overview

So I stumbled across Komunna Luxe during what was supposed to be just a quick overnight in Batumi, and honestly? I ended up extending my stay twice. This four-star gem sits right on Georgia 29, which might not sound like much until you realize you’re basically a five-minute walk from the botanical garden entrance and close enough to the waterfront that you can actually hear the Black Sea from some rooms.

The thing that got me right away was how they’ve managed to blend this sort of industrial-chic vibe with genuine luxury – I mean, the name “Komunna” plays on that whole Soviet communal living concept, but in the most elevated way possible. The lobby has these gorgeous exposed brick walls and these statement light fixtures that honestly made me stop and stare. Staff here actually remembers your name after the first day, which is refreshing in a city where tourism can feel pretty impersonal. My room faced the courtyard (request this if you’re a light sleeper – the street-facing ones catch some early morning delivery truck noise), and the design was just spot-on. Clean lines, locally-sourced wood accents, and a bathroom that made my Airbnb back home look absolutely tragic.

What really sets this place apart though is how it sits in the neighborhood. You’re not stuck in some touristy bubble – walk ten minutes in any direction and you’ll find where actual Batumi residents grab their morning coffee or do their grocery shopping. There’s this fantastic khachapuri place just around the corner that I never would’ve found if the front desk manager hadn’t drawn me a little map on hotel stationary. The location also means you can easily walk to both the old town charm and the newer casino district without relying on taxis constantly. Parking was surprisingly easy too, which anyone who’s driven in Georgian cities will tell you is basically a miracle. The pool area on the roof is small but perfectly functional – great for cooling off after those humid summer afternoons, though it gets pretty busy around sunset when everyone wants those Instagram shots. You know what impressed me most? The little details. Fresh flowers in the hallways, coffee that’s actually good, and they somehow keep the whole place immaculately clean despite being in a city where construction dust seems to settle on everything within hours.

everything was clean, working and i was surprised to see washing machine in the room, which made travel 2 times better. friendly staff. for such price the room and everything was worth it! would definitely comeback.

What could be improved: the only thing was that the pool was very cold and therefore we never used it. over all everything was nice!

  • Very Good – Марина from Russia – August 25, 2025 (8/10)

    Чистота и удобства, месторасположение

What could be improved: Лифт долго ждать, слышимость из соседних номеров

  • It’s overpriced place for the quality you are getting. If you want to spend some time where you don’t have to worry abou – Anonymous from Poland – August 20, 2025 (6/10)

It was in quite good location, near the beach and not in the city centre. It was less crowded than most of the city

What could be improved: We had couple of issues during our stay- first of all at check in we got a key to a room, when we entered we realised someone was living in this apartment already. After this issue we were scared to leave our things in the apartment since the staff doesn’t know which room is occupied. We told this to the receptionist and after some time they gave us different room. Unfortunately it wasn’t well equipped like they have shown on the pictures, didn’t include some of the things they were supposed to include like chopping board, wine opener etc. The building itself is new and not everything is ready yet. We didn’t know that there were still construction, so every day in the morning construction workers would wake us up. They are not cleaning the rooms or exchanging the towels which is fine, but they didn’t even take out the trash during our 5 night stay, they don’t bring toilet paper. Basically for everything you have to ask. The staff is mostly friendly.

  • Very good stay, everything was amazing besides the construction around the hotel❤️ – Lusine from Armenia – August 17, 2025 (10/10)

The location was great, the staff was amazing, everything was set for a comfortable stay

What could be improved: The construction around the hotel, construction dust on the balcony and some parts of the room, the parking was not available yet

  • Great place to stay for a family or friendgroup. – Solutions from Georgia – July 27, 2025 (10/10)

The staff is truly friendly! Rooms were clean and comfortable. The location is quite good. Metro Mall, shops and other important places are around.

What could be improved: Parking is challenging not only here, but in the whole city.

  • Exceptional – Vakhtang from Russia – June 4, 2025 (10/10)

Very good new hotel with new clean apartments and very helpful staff.
    Real value for money!
