I’ll be honest – when I first walked up to Batumi seaside Magnolia on Rustaveli Avenue, I wasn’t expecting much from what looked like a pretty standard building. But you know what? Sometimes the best places are the ones that don’t shout about themselves from the outside. This three-star spot actually punches way above its weight, and I mean that in the best possible way.

The thing about staying right on Rustaveli is that you’re basically in the heart of everything without the chaos of being directly on the beach promenade – which, trust me, gets absolutely packed during summer evenings when everyone’s out for their traditional Georgian stroll. From here, it’s maybe a three-minute walk to hit the Black Sea, but you can also duck into those little khachapuri joints that locals actually eat at (not the tourist traps closer to the water). I actually discovered my favorite adjaruli khachapuri place just by wandering around this neighborhood at breakfast time, following the smell of fresh cheese and watching where the taxi drivers were stopping to eat.

What really won me over about Magnolia was how it felt… well, genuinely Georgian rather than trying to be some generic international hotel. The staff actually seemed to care about whether you had a good time in Batumi, not just whether you paid your bill on time. I remember the woman at reception spending like ten minutes drawing me a little map to find this specific wine shop she loved, complete with warnings about which marshrutka routes to avoid during rush hour. The rooms aren’t going to win any design awards – we’re talking functional and clean rather than Instagram-worthy – but honestly, when you’re spending your days exploring the Old Town or taking that cable car up to the Alphabetic Tower, you just need somewhere comfortable to crash. The beds were actually really decent, and the bathrooms had proper water pressure, which isn’t always a given in this part of town. Plus, and this matters if you’re a light sleeper, it’s positioned just far enough from the main drag that you’re not dealing with late-night revelers stumbling past your window, but close enough that you can still hear the distant sound of the sea when you open the windows at night. I’d definitely go back – sometimes the best travel experiences come from places that just quietly do everything right without making a big fuss about it.

  Расположение шикарное, вышел из подъезда два шага сделал и ты на пляже. Рядом много ресторанчиков, макдональдс через дорогу, в шаговой доступности Батуми Молл и обменники. Вечером с балкона открывается шикарный вид на набережную с фонтанами. В апартаментах все для комфортного проживания имеется. Огромное спасибо хозяйке апартаментов за терпение при заселении, очень хорошая женщина (расскажет, подскажет, вообщем поможет чем сможет)!!! Рекомендую

  What could be improved: Man muss einfach auf das vorbereitet sein, was einen erwartet. Das Haus ist nicht im besten Zustand und bei diesem Preis muss man die Augen vor einigen Kleinigkeiten zudrücken.

  Absolutely loved my stay here! The location is unbeatable – right across from the beach 🏖️ and just a 10–15 minute walk to the Batumi Boulevard, a nearby mall 🛍️, and tons of amazing cafes and restaurants ☕🍽️. Super convenient for exploring the city and soaking in the seaside vibes.
  
  🙌 Huge shoutout to Nino, the host – she speaks fluent English and was incredibly kind and helpful 💬😊. She shared great recommendations and made everything super smooth from start to finish.
  
  🏠 The apartment was clean, comfortable, and honestly a great deal for the price 💸👏. You get a spacious place with an absolutely breathtaking view from the balcony 🌅📸 (all my favorite photos were taken right there!).
  
  🛒 Just a quick note – the minimarket and hair salon are nearby, not inside or right next to the building, but still an easy walk away.
  
  For the location, view, and price, this place is a total win. Excellent value, amazing atmosphere, and a fantastic host 💙🇬🇪

  What could be improved: The weather during my trip wasn’t exactly ideal – not the worst, but definitely not the best either 😅. That’s Batumi though – the weather can flip fast, so make sure to check the forecast when planning your trip 🌧️🌤️. Still totally worth it!

  One of the best locations in Batumi on the first line, right next to the boulevard with amazing breathtaking view (photos of view from apartment's balcony are attached). Comfortable beds, nice bedroom with a spacious wardrobe, big comfortable common room with kitchen and big balcony. Very attentive, easy to contact and communicate with and responsive host. Door safe available on the ground floor with additional keys that makes check-in easy even during the night time.

  This one bedroom apartment is very spacious, living room and bedroom look like they were recently renovated, beds are very comfortable and the view is absolutely stunning. The location is perfect. Nino (the owner) lives less than 20 minutes away. She is very helpful, friendly and accommodating. The big balcony furnished with chairs and a table is a perfect setting for a nice evening with a breath taking view of city lights or breakfast overseeing the lake with a dancing fountain and the Black Sea. Boulevard is right next to the building so you can venture out straight after arrival. Plenty of parking in front of the building and WiFi was great.
