I’ll be honest – when I first pulled up to Batumi Orbi Residence Lux on Kobaladze Street, I wasn’t sure what to expect from an apartment-style hotel on the 18th floor. But you know what? Sometimes the best surprises come from places that don’t scream “luxury hotel” from the street level.

The elevator ride up gives you a moment to wonder if you made the right choice, and then – wow. The views from up there are absolutely stunning. I mean, you’re looking out over Batumi like you own the place, with the Black Sea stretching endlessly and the city’s mix of old Soviet blocks and shiny new developments spread out below. The apartment itself feels more like staying in a local friend’s really nice place than a typical hotel room, which honestly made the whole experience more authentic. The four-star rating makes sense when you see the attention to detail – everything’s been thought through, from the kitchen setup (actually useful if you want to grab groceries from the local markets) to the comfortable seating area where you can just sit and watch the city come alive in the morning.

What really impressed me was how quiet it stays up there, despite being right in the heart of everything. Kobaladze Street puts you within easy walking distance of the boulevard and all those waterfront restaurants, but you’re just removed enough that you’re not dealing with the late-night party crowds stumbling around. The building itself is solid – I barely heard neighbors, which is saying something for an apartment complex. Check-in was surprisingly smooth too, none of that awkward “where exactly am I supposed to go” confusion you sometimes get with these residential-style places. The staff actually knows the building and the area well, so they can point you toward the good khachapuri spots nearby (trust me on this one) or help you figure out the best route to the botanical garden without getting lost in Batumi’s somewhat chaotic street layout. It’s the kind of place where you feel like you’re getting an insider’s version of the city rather than the sanitized tourist experience, and honestly, that 9.7 rating from other guests starts to make perfect sense once you’ve spent a night watching the sunset over the Black Sea from your own temporary slice of Georgian hospitality.

  Всё было отлично, владелец лично встретил в назначенное время, принес обогреватель в спальню, так как на улице было 12+, начало мая, хорошее место, красивый вид с балкона, закат супер.

  Нам очень понравилось гостеприимство хозяина квартиры. Вид с балкона, просто на 100 баллов. Видно море справа, красивые горы слева, потрясающие закаты. Квартира теплая, удобно вы во всех планах, чисто. Магазины все в шаговой доступности. Спасибо большое за всё!!!

  Потрясающий вид на море на 18 этаже! Очень добродушный хозяин! Все рассказал про город и ближайшую инфраструктуру. Нам понравилось, остались еще на ночь, сразу предложил номер в соседней башне Орби) Номер просторный, всё необходимое есть, полностью соответствует описанию и фото. С парковкой проблем не было. Удачное расположение! На пляже сразу прокат велосипедов, налево до аэропорта 10 мин., на право в центр 15мин., за два часа укатались. Через дорогу самый удачный ТЦ в Батуми) до центра 5 лари на такси. Очень рекомендую от души!! Спасибо, Руслан, за радушный приём!

  Шикарный вид на балконе прямо на море. Чистые апартаменты, есть всё необходимое для отдыха. Рядом большой ТЦ с кучей магазинов. Очень хороший хозяин, мы приехали намного раньше, но он нас встретил и мы без проблем заселились.

  Все как заявленно, соответствует фото. Чистенько, вид на море, в холодную погоду очень тепло(кондиционер).

  Well-functioning air conditioning. Good equipment in the form of a washing machine, iron, microwave and heating plate. Quite nice sea and mountain view (however mountain were covered with terrible, old, dirty skyscrapers).
  
  What could be improved: Location, although close to the beach, but far from other attractions in Batumi. Ironing board and dryer were not working properly., balcony was just ugly (neglected). One lift card made it difficult to navigate our family's subgroups.

  The apartment is located on 18th floor with speechless view. It is ~ 40-45 minutes walk from Nino&Ali, ~10 minutes to the dancing fountain, ~35 minutes to Dolfinarium, but I like the location – many superstores and restaurants nearby, quite place, near the beach, far from all building areas (there are many on the beach line currently). The way from the apartment to all attractions is very nice – beach or parks.
  The apartment is clean, well furnished (the sofa is a little old but still very comfortable to sleep). Also the mattress of double bed is very comfortable. Many channels on TV on few languages. The shower is excellent! So nice to have a little water massage in the end of the day full of adventures 🙂
  The host was very responsive, answered or immediately or after short time
  
  What could be improved: The flat is heated only by air-conditioner. We arrived in very cold weather. It would be very appreciated if the flat would be heated before guests arrival. It took half-a-day to heat it.
  It also would be nice to add some hooks in bathroom for clothes and table lamps in bedroom.
