I’ll be honest – when I first pulled up to МАТЕ Apartment on Kobaladze Street, I wasn’t sure what to expect from this four-star place. The building looks pretty standard from the outside, but once you take that elevator ride up to the 11th floor, everything changes. The views hit you immediately – I mean, you’re looking out over Batumi in a way that makes you forget you’re staying in what’s technically an apartment building.

The thing about this place is that it actually feels like staying in someone’s really well-appointed city apartment, not a sterile hotel room. The space has this lived-in quality that I found surprisingly comfortable – there’s a proper kitchen (which, you know what, came in handy more than I expected), and the living area has enough room to spread out your stuff without feeling cramped. What really got me was how quiet it stays up there on the 11th floor. Batumi can get pretty lively, especially during summer evenings when everyone’s out wandering the boulevard, but you’re far enough up that the street noise becomes this gentle hum rather than a distraction. The apartment itself is furnished in that modern Georgian style – clean lines, decent lighting, and honestly better Wi-Fi than half the fancy hotels I’ve stayed in.

Location-wise, you’re about a ten-minute walk to the main drag along the Black Sea, which is perfect timing honestly. Close enough that you can easily grab dinner at one of those amazing khachapuri spots near the boulevard, but far enough inland that you’re not dealing with the tourist crowds right outside your door. I found myself walking past the same little corner market every morning – the owner started recognizing me by day three, which sort of made the whole experience feel more authentic. The neighborhood has this residential vibe during the day that I really appreciated, especially after spending mornings exploring the more touristy parts of the city. Parking can be a bit of a puzzle if you’re driving (the street gets pretty packed), but there are usually spots within a block or two if you’re patient. Check-in was refreshingly straightforward – no long lobby waits or complicated key card situations, just someone meeting you at the building entrance who actually seemed to know what they were talking about. For what you’re paying, especially compared to some of the beachfront places that charge twice as much for half the space, МАТЕ delivers exactly what it promises without any pretense.

  We had the most wonderful stay at this house during our holiday! From the moment we arrived, we were welcomed with genuine warmth and hospitality. The hosts went above and beyond to make sure everything was perfect, always attentive and ready to help with a smile.
  
  The house was spotless, cozy, and beautifully decorated, with every detail carefully thought out for comfort. The bed was extremely comfortable, and we slept so well each night.

  Очень удобная квартира. Чисто и уютно. Хозяин прекрасный гостеприимный человек. Расположено в 5 минутах от моря. До старого города можно недорого доехать на такси. Или на автобусе за несколько тетри
  И цена ниже рынка в данном месте. Что опять же говорит о высоких оценках.
  11 ночей семьей с ребёнком и тестем провели потрясающе.

  Расположение относительно моря, кафе, пивных и магазинов просто шикарно! До старого города прогулочным шагом около 20 минут.
  Квартира большая, удобные кровати, любая посуда, вода колонка.

  Потрясающие люди! Встретили нас в удобное для нас время. Очень душевно и радушно! Засерверован стол красивыми приборами с большим вазоном фруктов – это так мило…
  Район вообще фантастический, самый центр – магазины и рестораны повсюду, обменники, остановки, до пляжа 5 минут…
  Квартира чистая, уютная! 3 комнаты, кровати матрасы – все очень удобное! Лифт ходит отлично!
  Мы уезжали поздно и хозяин согласился приехать за ключами в 23-00, радушию нет предела…. Если будем возвращаться – однозначно приедем сюда!

  Отличное расположение, квартира для всей семьи, всё понравилось. Чисто, всё есть в наличии что нужно. Посуды много.
  
  What could be improved: Это не минусы, но вещи, которые стоит знать: никакой шумоизоляции нет, то есть засыпать под грузинские песни или крик детей приходилось).

  Шикарная квартира, всё чисто, комфортно. Нас было 7 человек и каждый нашёл себе место. Всё что нужно для жизни всё было. Мыло, шампунь, бумага, порошок, средства для мытья посуды и остального. Ничего не нужно было покупать. Вся посуда. Чего только нет.
  Теперь о местонахождении, до моря минут 5/7. Все магазины, аптеки итд внизу, далеко ходить не нужно. Автобусы во все направления, Квариати , аэропорт, канатная дорога, остановка рядом с домом ( для тех кто экономит на такси 😅)
  Встретили нас накрытым столом (вино, напитки, фрукты) дети были в восторге
  Так как самолёт был вечером, разрешили остаться до вечера, это было очень приятно.
  На все вопросы отвечали сразу, всегда на связи
  Третий раз были в Батуми, но определено нам очень понравилось здесь, на следующий год вернусь только сюда
  
  What could be improved: Лифт, постоянно ломается, без ключа не поднимается. Иногда приходилось долго ждать
