Look, I’ve stayed in plenty of apartments in Batumi, and Roini Apartment honestly surprised me in the best way. When you’re booking a place on Zurab Gorgiladze Street, you’re not really sure what you’re getting into – it’s one of those residential areas that feels properly Georgian, you know? Not touristy at all, which I actually loved. The building itself is pretty typical Soviet-era stuff, but don’t let that fool you because once you get to apartment 537, it’s a completely different story.

What struck me first was how thoughtfully everything was set up. I mean, this is a four-star place and they’ve really earned it – the kitchen actually has everything you need (and I’m picky about that stuff), the WiFi doesn’t cut out every ten minutes like half the places in Batumi, and honestly, the bed was way more comfortable than I expected. The owner clearly gets what travelers need because there were all these little touches… decent hangers in the closet, proper blackout curtains, even a really good shower head. You know how apartment rentals can be hit or miss with water pressure? Not an issue here. The place sits high enough in the building that you get some nice views without the street noise being too crazy, though you’ll definitely hear the city waking up in the mornings – but that’s Batumi for you.

Here’s the thing about the location that most people don’t realize until they’re there – you’re actually in this perfect sweet spot. Sure, you’re not right on the boulevard with all the casinos and tourist chaos, but that’s exactly why it works. You can walk to the old town in maybe fifteen minutes, hit the beach in about the same time, but when you come home, you’re in an actual neighborhood where people live. There’s a little market practically next door, and I found this amazing khachapuri place just around the corner that I’m pretty sure only locals know about. The building’s got decent parking too, which is honestly a miracle in this city. I stayed there in late spring when Batumi starts getting busy, and while the tourist areas were packed, this street stayed pretty chill. The apartment itself never felt cramped or stuffy, and the owner was really responsive when I had questions. Not gonna lie, I was a bit skeptical booking an apartment rental instead of a hotel, but this place changed my mind about that whole approach.

  В апартаментах находится все что необходимо (кондиционер, холодильник, плита, фен, нет проблем с водой), все в шаговой доступности.
  Вид с балкона бомбический. Хозяин апартаментов всегда на связи, если что-то нужно, то довезет.

  The view was fantastic, I could stay on the balcony and look at the sea for hours. It was the most charming part of my stay in this apartment and probably I will be back just for this view. The apartment was comfortable, the bed was ok, the bathroom was also comfortable and nice. The apartment was located on the 18th floor.
  
  What could be improved: The management could be better. Instead of handing me the keys at 2 p.m. as arranged, the owner contacted me and said that they could check in only at 3 as the previous guest had broken something in the apartment and the apartment was super dirty and they needed additional time to clean the house. I asked them to give me an opportunity to bring my bags to the apartment earlier and they agreed.
  The previous day at about 11:15 o'clock the owner wrote to me that he would come for the check out at 12 but he came 20 minutes earlier than arranged and I didn't like this, you organised a check-in an hour later and came for the check-our 20 minutes earlier, this is not what your guests are expecting, this is not a good and customer-oriented management.
  There were about 3-4 elevators in the building but you need to wait for the elevator for a while this is a problem that most of the buildings face in Batumi.
  The washing machine was broken and after cleaning, the apartment had a very bad smell of clinging chemicals for an hour or two until I fully air conditioned the room.
  However, given also this aspect of the apartment, I would return there only for the fantastic view it was providing.

  great location of the apartment!everything is within walking distance. very clean, tidy. the apartment has everything you need for a comfortable stay even for a long time. Great view from the balcony. ❤️I really liked the apartment – everything is planned for the comfort stay.
  
  What could be improved: the problem is not the apartments – but at night you can hear music from the nearby night club. double glazing solves this problem for the most part, but not completely. this is not a problem of the apartment or the owner – it will be same in all neighboring buildings.
